What is “Aidat (Maintenance Fee)”?

Aidat is a monthly maintenance fee collected from all apartment owners within a residential complex. This money is not company money, it is money which is collected for expenses in front and it stays in complex account. These fees are essential to ensure the smooth operation, maintenance, and upkeep of common areas and shared facilities.

Why is Aidat Important?

The aidat contributes to the following services:

  • Cleaning and maintenance of shared areas (stairs, corridors, gardens, etc.)
  • Elevator servicing and inspections
  • Pool and gym maintenance (if applicable)
  • Electricity and water bills for common areas
  • Salaries of caretakers, gardeners, and other staff
  • Minor repairs and emergency services

How is it Calculated?

Aidat amounts are determined and approved annually during the General Assembly Meeting of apartment owners. The calculation considers the total expenses planned for the year and divides them among units, usually based on the number of apartments or their square meter size (depending on the site regulations).

Payment Schedule

The aidat is typically collected on a monthly basis, and payment can be made via bank transfer or in cash to the management office. Timely payments help keep the site operating smoothly and avoid service interruptions.

Late Payment Consequences

Delayed or unpaid aidats may lead to:

  • Legal collection procedures
  • Late payment interest fees
  • Temporary suspension of services (depending on complex rules)
